Redwood Life Plan is primarily focused on demolition and construction
7 phases
Most visible and closest to Marine Parkway buildings built 1st
Demolition of existent buildings as needed per phase
Hotel built in the last phase, the city will not see the transient occupancy tax (TOT) until after 2045 or so
Plans are contradictory but some call for removal of all existing trees and foliage (plan pg. 192-194)
Construction generates substantial noise including:
Heavy Machinery - bulldozers, cranes, excavators
Hammering or Jackhammering
Cutting - sawing, metal grinding
Power Tools - drills, saws, sanders
Truck Traffic
Pile driving
The existent ground parking acts as the first defense against water infiltration into the refuse deep within the site
Plan calls for removing the asphalt parking cap and replacing it with parking garages and in-building parking
Additional water shedding strain placed on the protective clay barrier and cap
